Located in a perfect holiday location in the foothills of the Pyrénées, the new owners could create a fantastic Bed and Breakfast business or a stunning boutique hotel, guaranteeing discerning guests all year round!

Built in 1852, this delightful château is set in gardens and grounds of 4,900m², with a swimming pool and a large two-storey barn. Located in a rural setting with fabulous views of the Pyrénées, the property is perfect for creating a tourism-related business or for using as a luxurious family home/holiday home. Although in need of significant investment, the resulting property should be magnificent!

The property includes two double-size reception rooms on the ground floor, each with French doors which open onto a paved terrace. Steps lead down to the garden, the swimming pool and a tree-lined drive. There is also a billiard room, complete with a game waiting to be finished!

Upstairs on the first and second floors, there are eight very large bedrooms and three small bedrooms/dressing rooms. There is also significant attic space for converting into additional bedrooms, if desired – ideal for creating a very luxurious Bed and Breakfast business or a boutique hotel.

This distinctive property is located in the beautiful Béarn region in the Vallée de Barétous, en route for the popular ski resort at La-Pierre-St-Martin in the Pyrénées. The resort has many mountain activities on offer to holidaymakers in the summer months as well as over the winter.
The Medieval market town of Oloron-Ste-Marie is about 20 minutes away to the north of the property and the Spanish border is 40 minutes to the south. The pretty Basque farming villages in the Basque Country, with their distinctive white houses and dark red shutters, are about 10 minutes away!

THE LOCAL AREA:

A good choice of shops, restaurants and bars can be found in the local towns of Arette, Lanne-en Barétous and Aramits – along with weekly farmers’ markets. For a much bigger choice of shops and amenities, the riverside town of Oloron-Ste-Marie is about 20 minutes away and the city of Pau is under an hour away.

The area has many excellent schools, including a Collège in Arette and a university in Pau. The children are transported to school by bus should they need to travel away from the village, with a great choice of secondary schools at Oloron-Ste-Marie or Mauléon-Licharre. There is a regular bus to Oloron-Ste-Marie from Arette, which also goes up to the ski resort of La-Pierre-St-Martin during the skiing season.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports, including downhill and cross-country skiing, snowboarding and snowshoeing. For those preferring beach-based activities, especially surfing, the famous resorts of Biarritz, Saint Jean de Luz and Hossegor on the Atlantic coast are an easy drive away...

Film buffs might be interested to know that the town of Oloron-Ste-Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
